Commercial real estate management needs to be done firmly and personal relationships might come in the way. For example, it is difficult to impose a penalty on a defaulting tenant with whom the assets managing professional has developed a personal relationship.
• It is to be understood that no asset is good or bad as such. It is only the people occupying it who keep it in a good condition and enhance its market value. There are people who damage assets and hence contribute greatly in reducing its market value. It is always important for the assets managing professional to find out genuine tenants so that they do not cause any problems. It does not matter if a shopping outlet or storage facility remains vacant for some days. It is always better to hire out the outlet to tenants with a good etiquette a bit late, than hastily hire it out to problematic tenants and face troubles later on.
• Communication in commercial real estate management should always be recorded in writing. It should be understood that a verbal agreement does not hold much value in professional relationships and it is always better to back up a verbal agreement with a written statement. If the tenant agrees to pay for any renovations or an increased hiring charges , he should be made to sign a written agreement to that effect.
• The assets managing professional should keep abreast with the latest information pertaining to the industry. He should be very well aware of the local market and the moves of competitors. He should know the market hiring rates of the assets and the amenities that are being offered by competitors. He should know exactly the things that need to be done in order to stand out in the competition. The commercial real estate management professional should be well conversant with the legal bindings between the tenant and the owner in which the asset is located.
• The owner of an asset should understand that he should not associate himself personally with his business asset. This is a wise way of protecting personal assets. Otherwise the tenant might place a lawsuit on the personal assets of the owner in case of a dispute. The assets managing professional should advise the owner about this strategy of protecting personal assets if he is not already aware of it.
• Business assets attract tenants only when they are neatly maintained. Special care should be taken to keep the premises hygienic and immaculately clean. The commercial real estate management professionals should also see if the asset is in compliance with the building code.
