I am getting ready to help facilitate an all day marketing workshop for a group of individuals that represent non-profits in our community as part of an 11 part series on Organizational Development that will be held up at KOPN, 89.5fm a community radio station here in Columbia, Missouri.  My radio was broken but I was able to get a new one just in time, sometimes radios seem like worthless boxes!

In our workshop one of the first thing we need to do is define, “What is Marketing?”

 Some of the ideas that we have is to compare Marketing, Selling and Promotions.  Are they different or are they all zebras with different colored strips.  I have talked on my profile page before about a book called the 10 minute marketer which is all about the concept of community marketing.  In that book it really says that every aspect of your business is marketing – from your property management plans to your employee Christmas party.  It is all marketing!

I have been thinking lately, trying not to hurt myself, about the current situation with the housing market.  It seems as though your house doesn’t appreciate in value they way it used to.  Its always been the idea that you get a house and you make money building equity.  Well I have another thought, instead of paying $1000 a month home a mortgage, why not rent and apartment for $500 a month, and invest the other %500 in a high yield savings account.  It seems safer to invest money in a bank than a house.  You won’t get to live in a house, but your heating and cooling costs should be much less.  Renting seems a little but safer, and you would have money each month if there was ever a financial problem.  You could put your things into a cheap self storage unit and save/make money every month!  Any thoughts?

  Sometimes I think that renting is a waste of money. I was previously residing in an apartment and felt like the rent I was paying was not put to good use. Property management is a very vital job that should be taken seriously at all times, but the place where I used to rent was a joke. They expected everyone to pay their rent on time and follow their authoritarian rules, when the maintenance and security was not up to par. Although renting is a great alternative to actually buying, property management must give their renters a reason to rent with them. This is including storage, buildings, and housing. I was a wonderful renter, paid rent on time, very quiet and left the apartment in tip top shape. According to them it was not good enough. Oh well. I will research my next place to live before I just take someone’s word that a certain place is an excellent place to live. Do not get me wrong, I know my next place will be rented because that is all I can afford, but I have to make sure it is a reasonable price with tight security and maintenance that will be on call daily.

I know I talk about my family a lot, but it is because I am very close to them, but my dad is looking for a place to rent. He is a preacher and in search for a place to hold his church gatherings. Without excellent credit it is very difficult to buy or rent some type of storage warehouse. He has been searching for at least a year, and I think he has finally found a place that has an adequate amount of space to hold people. The only downfall is that in whatever place he finds we will have to work on it. None of the facilities are church ready, so we will have to put together and purchase pews, put down carpet and construct a pulpit. I am not sure how much work he is going to do himself, but he is not the most mobile man in the world. That is going to leave the majority of the work up to us (the kids). I do not mind working with the church by any means. I am actually the new child Sunday school teacher, which is awesome. I love kids, and this will provide experience and something to look forward to and plan every week.

  Property management and business skills need to be taught to everyone working within the property management field. Apartment rental companies should inform renters a few months prior to moving out the move out procedures in order to gain new customers, and increase or upkeep their reputations as competent apartment management. Most apartment management has been viewed in my eyes professional and detailed in leasing agreements, but there is one company that has been very deceitful to many of its renters.  When I lived in Miramar Florida things were a little better.  It seems like in Miramar Florida, the landlords keep up with everything.

Picture yourself residing in a small one bedroom apartment for two years. You pay your rent every month on time, there have been no complaints about you or the apartment, and you keep your place immaculate. However, the property management does not keep their end of the deal. They do not work on the upkeep of the complex. There are constant noise complaints about your neighbors and the facility does not appear as safe as it did prior to you moving in. Then, after you move out and are expecting a refund of your deposit you receive a notice in the mail that the deposit has been taken and you owe a $30 bill to the complex. This fee is due to not replacing burners for the stove and regular carpet cleaning that is required after every tenant moves out. Although this is discouraging I will continue to rent and research companies before I rent.

Long term renters are storage companies dreams.  These renters are like lifetime members of a fraternal organizeation; they made their choice based on price, convenience, amenities, and personal interaction.  Some facilities offer incentives to this golden group in the hopes of roping them in.  Here are some of the options your facility may consider offering to appeal to the long term renter:

1) Prepay Discounts: If your property is not offering some kind of prepay discount, you're missing out.   Many people considering long term storage have set asside funds to accomodate the expense.  Most storage companies offer 6-month to 1-year prepay discounts.  Find out what your company can afford to offer to anyone willing to pay in advance.

2) Waive the Administrative Fee:  If your potential long term client tells you they like your location and your current special, but won't commit because of the price, then offer to waive the administrative fee.  Sometimes just this little bonus gesture will sway them your way.

3) Payment Options:  If your company only offers the traditional means of payment, it's time to upgrade.  Long-term customers need the ability to pay by auto-draft from their debit or credit cards as well as the opportunity to pay their bill online.  Make it convenient for them to pay their monthly rent.

Whatever the strategy, find out how you can get more of "the elite" long timers in your corral!

 No matter what type of business you are starting.  A self-storage business, an apartment complex, a restaurant, or a retail outlet there is much work that needs to be done.  My husband runs a successful internet business selling garden hoes out of our garage.  The business really is doing what we want it to do. 

Now that our kids are older, my husband does not need to be primary care giver we have decided to start a second home internet business.  This time instead of importing in specialty garden tools and marketing it, we are designing and assembling a clothes drying rack

We have put months into research, design and market analysis.  We are now in the process of finalizing many of our decisions.  Who will our suppliers be?  Where will put our excess inventory into storage?  Is our marketing plan sound? 

Just like in the self storage industry decisions must be made.  Where do you cut cost and where do you build in quality.  All these things are important.  But most importantly you can not make any of these decisions if you do not have a plan. 

So no matter what you would like to do or if you are already neck deep into your business start your plans for the future today.
